JOINT ANNUAL MEETING – OCTOBER 18, 2025
I/We_____________________________________________, being the owners of Unit # ________, located in Windgate on the Lake Condominium Subdivision, Third Addition, do hereby authorize and appoint Carl Alvano, Board Member of Windgate on the Lake Condominium Owners’ Association, Inc. and Windgate on the Lake Association, Inc. to be my/our proxy, to represent me/us on the issues at the Joint Annual Meeting of the Windgate on the Lake Condominiums Owner’s Association, Inc. and Windgate on the Lake Association, Inc., to be held on Saturday, October 18, 2025 at 10:00 a.m. at the Fire Station in Sunrise Beach, and to vote on my/our behalf on the issues submitted to vote at this meeting or, in the event a quorum shall fail to attend, at such time and place as the adjourned meeting shall be resumed. This proxy shall remain in full force and effect until such time as it shall be removed by me/us in writing. Any proxy assigned to the Secretary will be voted according to the indication I/we have made on this proxy
1. Ratify the 2026 Condo Proposed Budget -YES -NO (please check one)
(The enclosed proposed budget was reviewed by line item and reflects changes suggested by Board members.)
- Garage Expense Dues Will Not Increase
- Unit dues to increase. Condo dues will increase by 2.95 cents per sq/ft
Example: Condo of 1440 sq ft will increase by $42.48 per quarte
2. Ratify the 2026 Master Proposed Budget -YES -NO (please check one)
(The enclosed proposed budget was reviewed by line item and reflects changes suggested by Board members.) The following Changes have been approved by the Board.
- Dock Expense Dues Will Not Increase
A 12x32 slip will not increase
- PWC Expense will not increase
- Master Dues increasing by $46.52 per quarter
3. Ratify 2026 Capital Contribution Budget ____ -YES ___-NO (please check one)
(The enclosed proposed budget was reviewed by line item and reflects changes suggested by Board members.)
- Garage Reserve Dues no Increase
- Dock Reserves Increase are based on slip size.
Example a 12x32 slip will not increase by $3.07 per quarter
- PWC Reserves increase by $.70 per quarter
- Unit Reserves to increase.
Condo Reserves will increase by 1.18 cents per sq/ft.
Example: Condo of 1440 sq ft will increase $16.99 per quarter
- Master Reserves increases by $7.33 per quarter

4. Vote for Two (2) candidates for Director of Windgate on the Lake Condominium Owners’ Association, Inc. and Windgate on the Lake Association, Inc. Executive Boards by checking the appropriate line.

4. Vote to approve waving the requirement in the by-laws that the Board conduct an independent full audit of the 2024 Windgate finances and have each owner pay their pro rata share of the audit cost (see Audit Review Document on the web site under on the 2024 Annual Meeting Page).
